Morristown Board of Adjustment Set to Vote on New Condo Project

Morristown condo plan up for vote

A plan for a 23-unit condominium with underground parking for 45 cars will go before the board of adjustment Wednesday for final approval.

The proposed condo project would be built on a vacant lot at the corner of Lafayette Avenue and Ridgedale Avenue, and its developers are optimistic the zoning Board of Adjustment will approve the variances they are seeking.

Developers Greg Pouliot and David O’Connell, of Ridgedale Commons LLC, are seeking approvals for a major site plan and dimensional variances to build the four-story, 23-unit condo building on a lot located directly across from the Mercedes-Benz of Morristown dealership.

Of the 23 units, 19 would be two-bedroom units and four would be one-bedroom, affordable-housing units, according to Martin Newmark, the attorney representing Ridgedale Commons LLC.

The building would measure approximately 41,000 square feet and would have 45 parking spaces beneath the building, according to Newmark.

The board previously approved the density variance in summer 2008, in which 23 units were approved for a lot where only 19 are normally permitted, according to Newmark.
